A lot has changed with changing times with the roles and perseverance of women in today’s society. Role which were defined for women upto late 90’s was to keep the house spik and span, needs to be good cook and must do all possible chores of the house without any complain or have say in any kind of decisions or changes in the house, this role was defined irrespective you are bread winner or complete home maker.
Have women come really long way, from the roles they have played?
Yes, Women of 20th century believe in up-liftment, education and supporting not just themselves but other women too. Women have realized their dream and aim to focus on that and try to meet 200% demanding time towards it, while playing different roles, women are able to accomplish multiple things. Today they have aspirations of being self-desired than to form an image of others desirable woman to be. They are more confident, self-sufficient, more confident, aware and financially independent.
Home is an integral part of any couple who start a life together. In the past any decision of buying a home, women were never consulted but today women play an integral role in any such buying decision. Many surveys have revealed that women are main influencers in making a decision while buying a home. Yet another survey also shared that 62% women chose housing as their preferred asset class, which was even more than men. Further Government has made many provisions for the benefit of women at large.
Buying real estate has its own advantages for women today. Below are few of them:
Sense of security and stability: Real estate is considered the most stable investment for women which gives them a sense of security and a feeling of belongingness. Its also a moment of pride and accomplishment which they cherish always.
Financial Independence: In olden days women were asked to leave the house if they did not obey the family members. But today, women are independent and earning their own livelihood. This makes them financially independent. Buying a home adds to their financial stability as its considered to be a safe investment which also comes with many subsidies and tax rebates.
Rebates: If the property/ real estate is registered in women’s name, rebates like below can be availed by women:
Women today are challenging themselves in every field, attaining success, living their dreams of tomorrow and making them happen. They either find a way to make things happen for them or make their own way. Either ways they deserve every bit of encouragement.
In the wake of the pandemic where many companies have extended the work from home for their employees till June, 2021; is it still advisable to continue staying on rent or buy a home for yourself. Today, this pandemic situation has made us all rethink the way we have been living or has changed the way we think or live. It’s what we call as “The New Normal”.
Consequently, homebuyers are looking to buy properties that are not only more spacious but also located in less populated areas, irrespective of their distance from the workplace. Everyone knows that buying a house is a long and stressful process — and that was the case long before “Covid-19” or “social distancing” became part of our everyday vocabulary.
Residential real estate is at its best now, with lower interest rates and a buyer’s market but this can change soon. No wonder, several surveys conducted by property consultants recently have revealed that housing enquiries have rebounded to 50% of pre-COVID-19 levels in the top cities and a majority of homebuyers are willing to return to the market in the coming months.
Some of the considerations that are worth looking at when looking at owning a property in these times:
Change in Trend
Owning a home is now considered as a sense of security and assurance, as against the risks of living in a rented space.
Stage of the Project
It will be favorable if the identified project is in advance stage of completion or be ready-to-move-in in next 12 months, to avoid any deferment in handing over.
Home Loan Interest Rates At Record Low
The Reserve Bank of India has reduced the repo rate on multiple occasions in the recent past, resulting in home loan interest rates plummeting to sub-7% levels. And with tax breaks the effective cost of borrowing is even lower.
Property Dynamics – To Rent or Buy
For last few years , investing in real estate was deferred because the three criteria’s were not so favorable : there was no capital gains / returns , a higher rate of interest on home loans and the belief that renting a house is cheaper than buying. However, the present pandemic situation is at the verge of changing this mindset and in some instances the change is already visible.
Stable / Marginally Increasing Property Prices
Buyers can expect property prices to remain stable in this scenario for the foreseeable future while in some specific cases the prices have risen marginally.
Prevailing low-interest rates may entice someone who has been either looking to buy his/ her first house or looking to upgrade to a bigger house. Favorable payment terms from developers have reduced the risk for buyers.
However, the decision to buy a house needs careful consideration, especially at a time when income levels were falling because of COVID lockdown, and rental yields are still attractive / cheaper than home loan rates.
For those who are experiencing some financial stress, the decision to buy a home can be deferred until they see stabilization in cash flows, and they could be better off staying on rent or renegotiating their monthly rent.
For others, this could be the time you been waiting for.
Owning a home has its own reasons — one being the pride of home ownership. However, every time may not be opportune for buying a home.
"If you do not like something, change it. If you can't change it, change your attitude."
Our lives have changed drastically since March 2020. No more Monday blues, no more looking forward to a long weekend, no more long hour board room meetings, no rush to get the kids ready to school so that they do not miss the school bus. This is just a list of few things that has been replaced with being at home and managing kids education routine, office work, with much more. Earlier we had a routine which we were fine with and had adjusted to as that routine had days where we could break it by socializing, long drives, holidays, movies with much more fun activities. I must say that now our daily routine is the same for last couple of months and does not look like it's going to change very soon.
Sitting in the balcony, looking at the same view for months, not visiting the neighbors, hesitating to invite anyone home even if they knock on the door, handling a fear which deep down is troublesome. But in spite of all this, I see some good things happening in my life and what I hear around. This time has made me realize how important its to take a step back and think. Its not just thinking on what to do the whole day, manage work from home, routine household stuff, but also on various aspects of how life has been.
The journey from Old Normal to Current Normal and to the New Normal in future would require all of us to be ready for adapting ourselves in many ways.
Amidst this situation what good has happened is that al members of the family have come more closer as we are spending good quality time, having meals together, extending helping hand in all possible ways. Digital communication has become an integral part of our lives, celebrating festivals, birthdays, anniversaries through these digital platforms like Google Duo, Google Meet, Whats app video calling, Facebook, Instagram has added a lot of excitement.
Even the companies have started exploring all digital platforms more actively than the regular ATL/ BTL activities. While the customers are unable to move out of home, payment gateway has given comfort and made it convenient for them to make timely payments. One of the company that I know, G : Corp Developers has recently introduced the payment gateway facility on their website and also displayed all their available apartments. This feature ensures customers to continue their search for a comfortable home even during this pandemic situation.
Let's live our life with all positivity with this 'New Normal' routine till a vaccine or medicine is announced. Take charge of the well-being of self and family. Plan and prepare today so that we can have a better improved tomorrow.
Our home is the most comfortable space for us. Having the desired home at a strategic location with all conveniences in close proximity allow us to maintain a healthy balance.
Since the buying process is complex and time consuming, it can be quite easy to drift from the path. Choosing a house on the basis of some specific criteria can be extremely helpful. Since everyone's idea of a dream house differs, it is important to identify our priorities that can help us in establishing some key features for buying our desired home. Writing down these priorities can help us throughout the buying process. Understanding the different components of the is important and hence this checklist can bring us a step closer towards buying our ideal home.
Let's get this checklist ready and start our search with focus and passion. This video blog outlines some of the points like :
Finally, don't buy the home, buy into the neighborhood. It's not how big or small the house is, its how happy that house makes us.
There is nothing more important than to give the kids enough space to grow and engage with other kids and environment.
As per the research conducted by National Trust in the recent past indicates that today the children spend half the time playing outside than their parents used to do.
Remember the times when we were kids, we had so much of open space around us. All games were mostly outdoors as compared to today where the kids today are stuck to the digital gadgets. Its important to give our kids an environment where they get a sense of openness and not just bound to the four walls of our homes. Today the times are such that kids in very early age demand their own space within the home which they call their own. Its important, as it allows to bring out the best of themselves, imagine and be creative. While choosing a home, we very carefully look at things like how far is the School, Mall or other Entertainment zones which is a priority for our kids.
With both parents working, it does get challenging to keep the kids occupied in a meaningful way. So, it becomes even more important to give the space our kids need. First let's look at our home layout and the overall space we have within. Does it allow for our kids to keep their items which would keep them engaged rather than just sitting all the time with gadgets like I Pads, TV etc. Make a mini library where they can keep their desired books, make an activity corner where can indulge in painting, drawing, puzzles, with much more. Having wide windows which allow natural light and ventilation also plays a very important role. More often its seen that when kids have their own space, they like to invite their friends over. By this, they not only get the company at home, but even their friends indulge in more creative activities.
Now coming to what kind of environment is their for our kids immediate outside the four walls of our home. Its time to add the fun element. Are the common corridors wide enough with good natural light and ventilation or are they dark and narrow? There are many residential projects which create green open spaces and have large outdoor kid's activity areas like outdoor sports, swimming pool, kids play area, cycling path, common space for indoor activities like carom, chess, table tennis etc. These activities not only keep our kids involved in activities which allows their brain cells to grow but also enhances their talent. Such spaces enhance their focus skills and increases their motivation levels. Today while designing projects many real estate developers like G: Corp Developers from Bengaluru, keep children friendly spaces in mind at the initial planning stage of design. The more such features, the more we see families looking to buy and make that as their desired home. Not to forget, its equally important to look at the kind of safety provisions which are made both inside and outside our homes to ensure our kids feel safe. So next time we buy a home, we should look at beyond just a kid play area and the four walls of our apartment layout.
It's a blessing to see our kids grow up and now let's give them an environment which aides in their growth further.
The vibes that we get when we enter a home, office, meet someone decides how we would be. These vibes can be positive or negative. Positive vibes are the ones we follow. When we go to look at various locations to buy a home for ourselves, we have our checklist ready. We study each project in detail and analyse the offering with our family requirement. Right from where the project is located, the proximity to various touch points like Airport, Malls, Schools, etc, the way we are handled by the sales team, how well they answer all our questions, the tour of the project with sample apartment along with the amenities, view that we get with much more. Getting positive vibes makes us feel more comfortable and enables us to lead a healthy life in that environment.
The open green spaces with walking tracks for the residents, planting different kind of trees and flowers enhances our lives. Many surveys have established that having green walking pathways have a positive impact on the residents. Such projects are developed with collaboration with construction, planning, landscaping, green features, energy efficient technologies and other concerned divisions, to promote the health of the residents. The availability of common space that we get right outside our home encourages our elderly members to take a walk without the hassle of going down every time and is known to maintain the fitness levels of the residents.
In today's time living in Green Buildings offers great advantage both to the residents and to the environment. They offer the luxury of better and healthy living by providing good indoor air circulation, natural light, enough ventilation, big doors and windows, great ceiling height with much more. Like there is a strong relation between architecture and environment similarly there is connect between positive environment and you.
Our home is the places we feel most comfortable, where we enjoy waking up and coming back to.Let's breathe more life into our living space by creating a happy, healthy and welcoming environment.
Health is our biggest Wealth.
We spend half of our lives living in our homes without realising that there is a direct connection between our health and the kind of home that we live in. Health is very important for us to be able to lead a happy and engaged life. Our homes normally make us feel safe and secure, but they can also make us sick. The material used in building a home and the kind of environment that is created around our home is very critical. It's important to use ecofriendly materials which are conducive to good occupant's health.
Normally, when it comes to our good health, we focus more on nutrition and exercise, and spend less time on understanding how our environment can affect our health. It's important to know what we can do even if it means cleaning up more often, removing harmful toxins. Paying attention to our living environment can affect not just our long-term health, but even how good we feel in the moment.
Some of the things that we can do are :
Our home is not just a building; it is the foundation of our health.
Remember the days when we spent our days meeting deadlines at work, shuffling the kids to and from school, music or sport activities, and everything in between - we always hoped to have the chance to actually sit down for a meal or listen to our favorite song, or have a meaningful conversation with family.
We probably wished we had more time to cook healthy delicious meals, workout, watched our favorite movies, or a playful few more hours with the kids, but all this sounded like a mission impossible with the ordinary, super busy lives we led before 25th march 2020.
Enhance skills, knowledge and our overall wellness.
Let's together use this time to bond with our immediate family and get more familiar with our distant family. Instead of worrying, lets stay positive and thank god for keeping us alive and healthy.

The way we live, the choices we make in providing for our needs, has an enormous influence on the quality of life of those who will follow us.
Green initiatives are the need of the hour with rising levels of pollution and global warming. With the increasing awareness to save the environment and mother nature, many Developer's in India have started adopting multiple Greener initiatives in their residential and commercial developments. Such buildings wisely use the resources to create high quality, healthy and more energy efficient homes. The design of these Green projects finds a balance between the high-quality construction and low environmental impact. This helps in a big way to preserve the natural resources to sustain the quality of life.
Let's not wait for miracles to happen, lets plant trees and see the miracles happen
These green buildings ensure that waste is minimized at every stage during the construction and operation of the building, resulting in saving the cost for the inhabitant.
Few of such projects in Bengaluru include G: Corp Residences at
Koramangala, The ICON at
Thanisandra Main Road and G:

In the coming decade, the luxury of environment will be at distance thus it is pivotal for all of us to preserve and use the natural resources with great efficiency and smarter manner to last it a lifetime. Green buildings are a boon to the nature where we reside with a bundle of benefits and zero drawbacks.
It's time to take responsibility for the consequences of our life styles!
Let's cherish the mother nature and live in proximity of it
Our Home is not a place... it's an Experience!
With changing times, we have seen changes in the real estate buying decisions. Today, we don't just buy an apartment or a property, but we buy our lifestyle. The quality of construction, good location, repute of the real estate company and most of all varied amenities which allows residents of all age groups to pursue their fitness and hobby interests have become important elements. Further, it attracts the home buyers to go for apartments in bigger gated residential projects rather than a stand-alone villa or a plotted apartment. This is also now seen as the most preferred option of investment and a symbol of privilege. We spend a lot of time studying the apartment layout, closely analyzing the room sizes & views, our convenience w.r.t to location, and the convenience of managing day to day groceries, distance to various important locations like school, office, malls etc. Once we have checked these basics of our new home, the very next thing that comes to our mind is "What's the residential project offering more in terms of amenities"?
The concept of gated residential real estate has evolved over time. Today's modern customer likes to come home to not just the four walls of his apartment but a whole new environment of his gated residential address that allows the whole family to lead the life of their choice. It's a search for more than a mere place to arrive after work, a personal haven where we get to pursue our interests. Smart security system, opulent lobby spaces, with modern elevators, comfortable parking spaces, green walkways and open spaces add to the convenience and speak of our choice.
With joint families becoming rare now, all members of the family look forward to facilities that would make their social life convenient and engaging. So, right from taking a jog in the park, watching the kids play in the kids play area, managing daily fitness at the Gym or enjoying a refreshing swim in the large outdoor pool to playing soccer, cricket or practicing putting at the mini putting green; all this allows us to manage our work life balance.
In residential real estate, amenities enhance the desirability of the project and contribute to the pleasure and enjoyment of the occupants. Today, we as customers are equally keen to know about these amenities while choosing our property. There is a strong connection between the quality of social infrastructure and the well-being of the new residents of any project. Choice of amenities becomes an important element. Pools, parks, indoor and outdoor sports facilities, gym with clubhouse offering spaces that enhance the lifestyle for the residents, creating spaces that allow our families to bond while increasing a sense of well-being.
So, next time we invest in our home, let's take a closer look at all these amenities. It's worth the investment and time.
"The colours and design of a home is a reflection of us, the people who live inside."
As much critical that it is for all of us to finalise our home in a location of our choice in the desired city, its equally challenging to design it too. No matter how big and spacious our apartment is, we always find it challenging unless we think smartly. Our families will have a different opinion of how to treat the walls, the windows, type of curtains, furniture and so on with suggestions that are unending. Hence, it helps to make a checklist of the important things that we have to consider:
Allowing for natural light as much as possible: this not only makes our room look bigger but also adds to the beauty. So, always watch out for the big windows in the room and use flowing fabric curtains using lighter shades for that special feel and look. Green Buildings mostly take care of this feature.
Choosing furniture that reflects our personality: always choose sofas and chairs with raised legs which allows light to pass through making the room look spacious and airy. Use some of the seating which has storage space as this not only gives space but makes it look elegant and attractive.
Paint the walls: Paint color can make your room look smaller or bigger. So, choosing from the many different color options can become confusing or difficult. Dark shades may be dominating while neutral colors in spite of being dull and boring may let the room look airy and spacious. So, we could use the combination of these colors to give the desired different feel to our home.
Artwork for the floor: A layer of sophistication helps, we can use rugs which help define different areas within our home space as well as add a pop of color, pattern and texture.
Let the wall speak our life's best moments: The use of photo frames as a collage or a single big frame can surely give life to the whole room. Each frame would have a story to tell about our journey and we surely would like to proudly share it with our family and guests.
Bedrooms for a comfy time and sleep: After a hectic day, we all need a space to come home to that'll give us total relaxation. It helps to invest in a comfy mattress, soft rugs, cosy linens, and lots of throw pillows.
Our Home should tell the story of who we are and be a collection of what we love, so its really important to spend some time on how we want to design each corner of our home.
